"New Skansen: the start of a long-awaited phase with record demand Just a few steps away from the financial institutions of Konstitucijos Avenue, the dynamics of the Neris riverfront and the city centre, between Žalgirio and Linkmenu streets, the residential development "Naujasis Skansenas" has reached a new stage of development. It will comprise a total of 4 blocks and offer 135 apartments and 20 commercial premises. YIT Lietuva, the sustainable urban development and construction company that is developing the project, reveals that work on this project is being accelerated in response to the market situation and the high demand for apartments. A quarter of the apartments have already been sold.
The new part of the project, being developed at Linkmenų g. 13, will be completed by the second half of 2026. The project maintains the solutions of the previous phases, adapted to the 9 already built apartment blocks. The A+ energy class housing estate is characterised by innovative solutions, cosy courtyard spaces and abundant greenery. The block also features a waterfall and a variety of terrains.
As Jurga Vilkenė, Head of Real Estate Marketing and Sales at YIT Lietuva, points out, the clients have set a high bar for quality, and therefore the company's projects pay special attention to the home environment and the quality of housing. Clients have also encouraged the acceleration of the development of Naujasis Skansenas.
"We rushed to start the development of the new phase of the project due to the shortage of larger apartments, all of which had already been sold. As is often the case in long-term projects, many of the current residents of Naujoji Skansen, who were in the first phases, were looking for a more spacious home that would accommodate their growing families. However, for some time we have not been able to offer this choice. Not only these residents have been waiting for the start of this phase, but also those who have so far not been able to find housing to meet their needs. In the sixth phase, we are offering 2-4 room apartments of 40-97 sqm. The price per square metre with partial finishing starts from EUR 3,077," says J. Vilkene.
Focus on quality
This phase of the New Skansen will include a total of two six-storey and two five-storey blocks connected by one- or two-storey connecting parts. All blocks will feature spacious modern staircases. Vytautas Biekša, architect and head of the architectural studio UAB Processoffice, which is designing the new part of the site, emphasises that this phase of the project was also designed to be innovative, with the houses taking on subtle pastel colours.
"The highlight of the project is the facades of special pigmented coloured concrete. The use of these will give the block an individuality and make it stand out in the context of the street, allowing the individual volumes to be separated, and, together with the white concrete balcony galleries, forming the street layouts typical of the historic city centre. The clear geometry of the façades will also help to maintain the overall structure of the house and the neighbourhood, creating an attractive living environment for the residents, and urban development based on sustainable and durable solutions," says the architect of the project's uniqueness.
He emphasises that additional attention has been paid to the design of the balconies in the inner spaces of the block, which will be decorated with unique, decorated railings. The apartments will also feature stained glass windows and large terraces. All apartments will be equipped with individual recuperation systems and adjustable underfloor heating for each room. Bicycle storage of 2.5-8 sqm is also available as an option.
The project also pays great attention to the environment, with carefully planned common areas and extensive landscaping to create a special feeling of cosiness. The principle of "car-free yards" is further applied, with 130 underground parking spaces under the fenced area.
All amenities are within walking distance
Due to its focus on the living environment, Naujasis Skansenas has already received accolades for its use of technology and digital construction, and has been awarded the Best BIM Project for Residential Buildings - Multi-family Residential Project award. This project has already won the Best Residential Project award in the LNTPA's "For Sustainable Development 2024" competition. In this competition, Naujasis Skansenas also received the most votes from the public.
"YIT Lietuva plans its projects in such a way that all necessary services are within easy reach. According to Biekša, openness is important in the project, which will allow the ground floors of residential buildings to be accessible. This phase of Naujoji Skansen includes 20 commercial premises of 43-170 sqm. The units will have very high ceilings and expressive entrances, and some will have their own terraces in courtyards. The price per square metre starts at EUR 2 900.
"We want to make sure that the benefits of the project are experienced not only by the people who live here, but also by the people who work or build their businesses here. We see that the Šnipiškės district is constantly changing and beautifying - within a few minutes' walk from the New Skansen, you can easily reach the Japanese Garden of Vilnius, Senvagės Park, and the Neris Embankment. Constitution Avenue and the Old Town are within walking distance. After this phase, YIT Lietuva plans to further develop the plot of land at 13 Linkmenų Street, where three more blocks will be built," says J. Vilkenė.
In addition to the development of New Skansen, YIT Lietuva is continuing the Matau Vilnių project in Vilnius, and this year plans to start the construction of the new modern Virš šilų residential buildings in Viršuliškės, as well as preparing for work on the planned new project in J. Basanavičiaus Street. In Kaunas, the company is continuing the development of the "Piliamiesčio" and "Matau Kauną" neighbourhoods.
